I definitely found myself spending more time with different people outside of my "circle".

You know the saying, "You are the average of the 5 people you spend the most time with." -- it's so true. When you run out of time each day, it really makes you understand who to spend it with. Such an important lesson for me.

How much reading, etc have you done on investing so far? There's lots of great books, podcasts (including BiggerPockets) out there, and a great way to learn.

I would be very hesitant, but definitely get on the phone with someone, and find out what they are offering, etc. Probably not worth it, but you never know. If you don't understand what they are offering in terms of education or service, it's most likely not worth the time.

There's tons of GOOD free advice and education out there :)

I am fortunate enough to have incredible meters in my life. Most of these folks are extremely busy, and we are not working on deals together. You have to give to receive.  Just like Zig Ziglar says, "You cab have everything in life you want, if you just help enough other people get what they want." 

It's true! Even if you can pass down a little knowledge and education, it's so important.

Spend the money and get an appraisal, and also get a realtor to run comps for you. It's money well spent. You need real time market info -- not the history of the property. Then you know what the actual return is. Have you asked any property managers how much it will rent for each month? Good info to know as well.

Are you leveraging this property (mortgage)?

You should spend the money, and get an appraisal if you are not leveraging it -- and find a local realtor to run comps for you. Then you'll have a better idea of the actual value.
