Hi Nat -- I think partnerships are the way to go. In the meantime, continue to talk with smaller and regional banks. Who knows what the lenders will be like in the next 1-5 years.

Thanks @ Gautam Venkatesan ! I spent a few years researching, and once I found the markets I liked, I built a team, found the properties, and brought in partners. Most are financed. We've done a few flips, but we're really buy and hold investors.  We're really focused on Atlanta now, and I've stopped buying in TX and TN for the most part.  We are able to find properties in Atlanta at 50% below replace, after the renovation!  It's been a great market for us the past few years.

I always seem to get a few 'nuggets' out of the various training courses I've seen. I figure if I can get one great idea, etc -- than most of the time it's worth the money & effort.

Really great comments on this post.  Joshua, it probably sounds pretty basic, but I always check into companies I'm doing business with, and try to get referrals from others.  That seems to help as part of the filter process. Thanks for sharing!

Hi Rob -

I live in Los Angeles, and have acquired around 100 single family houses in Dallas Ft Worth, Memphis, and Atlanta. Having a solid understanding on the market, and a great team is crucial. Property management is a huge part of that. It definitely can be done!

Hi Jeff --

I'm very active in the Atlanta market, and I know you can find properties for under $100k.  I've been buying houses in the $40-75k range that rent for $850-$1000 after renovations.

Check into South Atlanta, too -- price points there are great.
