@Nick Rutkowski if I do the leg work on something and was in the negotiation stage(part of an actual contract) and someone try’s to move in on something that I did the work to, I’m more than happy to sue them for tortious Interference and they get to learn a valuable lesson why you don’t do things like that.

Why do some realititors use sales volume?

Example one that I know said they sold 10 million in volume for the year. With the average house being 250k I’m assuming it would go like this:

10,000,000$/250000$= 40 homes as either the buyers or sellers agent in the transactions.

40 homes/12(months in a year)=3 houses monthly.

Commission can be dropped as low as 5% under the law meaning the buyers agent and sellers agent would get 2.5% on the sales and that’s not even factoring in paying out the broker who manages them. My friends dad and his business partner both manage to make over 300k annually but they are commercial brokers and not Realitors which makes a lot of since because commercial real estate can go for millions for the businesses that buy them.

Did I do the math right right? If that’s the case I’m going to get my license.

Rent can be amortized.

well aware, my grandfather who was a oil and gas billionaire taught me a lot of things when I was a little kid. But yeah, no contract you basically have a issues. I prefer things in writing for the very reason.

Why would the sellers wait for you (regardless of what you were doing with permits and research) when someone else did what really matters --  signed a legal contract to buy it. As the saying goes, money talks.

 in the floor plan, its a 4 bedroom 2 bath. one of the bathrooms is located in the master bedroom(not uncommon for most houses), leaving the obvious issue that the other three individuals would have to share a bathroom in the house.  Thus is why I contacted the city to pull permits to add another bathroom to the property and was going to rent by the room to college students.

If you weren’t under a signed contract then you’re probably out of luck.  It’s bad faith with the seller and agent if those are the facts.  Sorry to here about what happened.  You can always make offers subject to city approval.

 im curious who's just trying this jack move with the house so to speak. where would I get the name of the person who made a offer on it? they have to either be on my Facebook or instagram because I mentioned that I was getting a rental property located out in a college town several weeks ago.

this investment property that I was doing research on and even been in contact with the city where its located about possibly adding another bathroom to the home(its inherent flaw in the floor plan) to turn into a investment property someone made a offer on which is problematic because I was already amidst negotiation on the property and pulled the permits from the city where its located to add the additional bathroom on the property, someone tried to swoop in and and make a offer on it according to realtor.com. How would I get the information on who made the offer? This was suppose to be a property where I calculated I would be able to make about 900-1300 in cash flow on the property monthly after paying expenses.

Tax lien investing requires due diligence on the persons part who intend a to use it aquire properties, if you win the bid on the lien you will become the lien holder which may make it to where you will be liable for the property taxes on the house so yes there’s risk involved. Liens a lot of the time are used to force properties into foreclosure(the time on that varies On whether the property is commercial or residential). In my state residential properties are two years before the person pays their delinquent taxes which is most likely the reason theres a lien in the first place,commercial properties on the other hand can be foreclosed on by the lien holder within 6 months. So depending on what kind of property it is will most likely dictate how fast you can start the foreclose process on the property using a lien.

I asked a realititor once what it takes to make 100k annually, she told me that listing agents are the highest paid in the industry. Is this correct? Extensive research indicates that most agents make 45k-73k with experience. The statistics on the industry(NAR) tend to show the national average for Realitors is 7-8 houses sold annually. Also how would one verify a "top 100" realtor also?
