@Ab John hey, I have several great DFW PCMs, what kind of property do you have? Are you looking for LTR or STR?

@Keegan Uderitz definitely pay the money for AirDNA Whitefish, MT info! Super helpful and typically pretty accurate.

@Sahil Parmar the 1-2% rent rule in CA hasn't been true for quite some time, I help investors in CA and TX and you will still find the 1% in some rural areas (definitely more so in TX than CA) but that will be hard.  There is other numbers to take into consideration, but the market as a whole is definitely crazy!  Let me know if you have any more questions or want some help with numbers!

@Supada L. I would reach out to roof stock and see if they have contacts/vendors.  I know they do local partnerships and maybe they will help you out as you've only owned for a year and this was not mentioned prior to purchasing

@Christopher Ciero awesome returns!  would love to hear more, how much did you put in?  did you take equity out ofr a new project? what rents are you getting on this?

@Ryan Copeland I agree with @Cassi Justiz too, just different ways of accomplishing the same thing I guess. You will probably get different reasons from everyone you talk to, all to take into consideration.

@Michael E Talamante hot/great markets to be in right now forsure!  What type of data are you looking for or what is your top priority in terms of data you are looking for?  Are you looking for data on your current properties or for future deals?

@Xing Wei The markets are definitely hot right now, especially with the low rates and low supply.  I operate in the Dallas, TX investment space and can say it's a great market for appreciation as well as cash flow.  Let me know any other questions for you have for the DFW market and if I can help!

@Othmane Rifki first off, congrats on getting into the RE game!  Lots of things to consider when looking to purchase an investment property that you are also planning on living in for the first several years.  A 2-unit MF property is a good option if you find one in your price point as well as house hacking, but that can take time and be more costly than originally anticipating.  LA has tons of great pockets to invest in, I have helped a number of investors get started there, let me know if you have more questions or how I can help!
