Thanks for posting this @Chip Martin. My wife and I are thinking about doing the same thing with our 2,500sf home in Lakewood, so it’s nice to see this conversation going. It’s also great to hear more about MTRs, especially since we’re within 10 minutes of two bigger hospitals and several medical centers. BP has just been a fantastic resource for us so far! Thanks @Ron Brady and @Ben Rhodin for the specifics you mentioned.

As a newbie investor, this post is confusing. It’s basically opposite of what BP is saying on podcasts, YouTube, etc. I’m not confused about the statements, just the message. I’ll look forward to seeing the opinions of other seasoned investors, or BP leaders on this topic. As someone who is considering leveraging equity to buy additional rentals this year, I’m inclined to think that pulling the trigger on that would be a sooner-rather-than-later move.

You are talking less than 5 units, which is just residential. Not much different than a single family. Read the book "The Book on Managing Rental Properties" here on BP and you will do just fine. I started with a 4 plex and that was the book that I read which helped get things in place to run it well. Most lenders will want 25% down. I used a local lender for 10% down and there are some out there with 10-15% down so check around if you don't have or want to put that much down. The harder part is actually getting something. Even if you find one that works, unless it is off-market you will probably always get outbid. Some people aren't buying for cash flow so they don't care if it loses money each month by overpaying.

 Thanks for the book suggestion @Don Spafford, I'll have to add that one to my list. I'd also recommend The Multifamily Millionaire @Devanand Ramachandran. I'm new to REI as well and between that book and talking with BP members, I'm gaining knowledge and the confidence that follows when you learn more. Good luck! Happy to connect.

Great question! 

Legacy. Having kids opened my eyes to this. My "whys" are all centered around my family and other's families. 

To be able to spend more time with my wife and two kids while the kids are young

To leave something for them as they (and we) get older. 

To be able to take care of our aging mothers. 

To build wealth, so we never have to worry about money from a 9-5. 

To add value to properties and to other family's lives

I hope my kids will want to take over someday.

 That's incredible!! I've started sending some properties I've found to my contractor, who may also partner with me on my first deal. My wife and I are planning on going down there next weekend to check out some of the properties first hand and talk with some of her relatives about the areas.

Thanks again, @David Avery. I appreciate it greatly. I took your advice and checked out some Multifamily in Pueblo yesterday and today. My wife has relatives there, so we will be talking with them more about the area and opportunities.
