Airbnb and Furnished Finder has been our go-to in the Denver market. We have been happy with both platforms as MTR and (fill in) STR.

I am thinking about putting together a guide for my buddy who wants to get into REI. He's seen me grow to four units (3 properties) and I'm thinking, there's gotta be a guide or book that would help him just follow step-by-step how to rent out his existing property and buy a new one. Any suggestions I appreciate in advance.

Worst case, I'll just create something for him and walk him through things as he goes, but I'm thinking, why not document it for us both (no plans to publish or anything though)!

What a bummer. Sorry that happened to you! You may want to check Furnished Finder. Typically for longer term rentals, but you could try to strike a deal. Good luck, I hope everything goes your way!

If your intention is to use subject to, to enter into a business with another individual, the best advice is to have an attorney draw up both documents. The partnership or business arrangement puts each of you in substantial risk, both legally and economically. It can be mitigated with the proper agreement. Because you admit you do not know the structure, traps and pitfalls of subject to, you need an attorney that is experienced in contracts to walk you through this. I am sure there are qualified people to train you, but I would warn you to have anything Pace Morby or anyone else teaches reviewed by your attorney.



 All makes sense. I checked out a video overview of Pace's yesterday, and he said something similar about agreements. Luckily, I hosted a local guest who happened to be a real estate lawyer! I will start there! Thanks!

Recently, I heard conflicting information about Wheat Ridge, CO's STR laws/regulations. I assume the city is the best place to go to verify this, but I'm not sure if I would get a straight answer on their website, or by calling. I'm hoping maybe some local Denver, or well versed STR people can point me in the right direction.

Here's are the questions: Are there only a limited number of licenses Wheat Ridge is allowing?  If so, are licenses transferrable when purchasing a property?

Beyond that I would call Airbnb and see if they can fix it or explain the problem. 


 Thanks for the suggestion. I did try to reply back to them using the "Special Offer" button, but they eventually stopped replying. Likely due the the temporary housing company's policies. The temp company said the potential guest never signed their paperwork. I'll definitely call Airbnb, so I understand the settings better.
