Reach out to an Investor focused Agent like the ones on BP and also join REIA Facebook groups and post what your Buy Box is so agents, investors, wholesalers & others can send you what they have that fits.

Yes the others are correct - more of a sales tool.

If you are looking to track and manage your properties you may want to research a system like Stessa which I believe has a free version for smaller portfolios.

Hello! I'm in Livonia / Canton area and I haven't attended any Washtenaw County or Ann Arbor REIA events but I do attend the Oakland County REAI meeting in Troy as well as the Michigan REIA meetings in Troy and they are super helpful and if you sign up to get their emails you can check the topics in advance to make sure it's worth the trip for that meeting.

They usually have really good speakers.

Bigger Pockets has links to Investor Friendly Agents and Lenders. I personally used the lender search to connect with a lender to get a DSCR (investor) loan a while back.

I'd start there as BP has researched them to make sure they can offer what you need.

Flash Cards worked for me but like many others suggested already, save the math for last. You don't want to waste time on those and miss out on other questions you likely have an easier time answering. I'm in Michigan as well and I think when I took the salespersons test there were 14 math questions. The Broker test had more but I saved those till the end as well.

Careful on BP with folks with one post and hitting you up.. there are scammers who work you folks looking for Private Money.. Be very cautious. And do NOT send info or Money up front until they can prove they are real.. which most are not. Just go to the lender tab on this site and look at some of the bigger more established companies.. Rates are all the same between them .. might get a better rate with a lot of deals done in the last 3 years or so.. but if you have that kind of experience you probably already have your go to lenders..  CAUTION on this person reaching out to you.
