So if you can convert a duplex into individual Condo, I assume you can turn a single family house into a duplex as well, right?

well because I am looking for a duplex, and when people selling this way it makes it impossible to buy it. Numbers don`t make sence

Hey everyone!
I noticed strange thing on my market. I see some duplexes that people selling with a price by the unit! Not the whole duplex, but  instead they sell Unit 1 - 110k and Unit 2 - 130k etc.
Is it legal to sell duplex like that???

Some people mentioned that when you are buying a house you should get a "Buyer Agent". 
So as I see it:

Seller Agent - negotiation the largest price possible for the house to satisfy his seller needs

Buyer Agent - negotiation the smallest price possible for the house to satisfy his buyer needs
Both types of agent get payed through commission, basically by the seller.
So my question is - why would Buyer agent try to get lower price, if that means he is getting less money? Am I missing something? Maybe I (Buyer) supposed to pay something to my agent? 

Do you have to sign Buyer Broker Agreement? 

And what happens if you cant find the right deal, but your Buyer Broker Agreement time frame is coming to an end? Do you have some penalties or fees you supposed to pay for working with agent?

Personally I think Buy and Hold investing is the best choice in a long run. 

But sure check out BP podcasts, choose your strategy and move forward!

My husband is MSU graduate too. Cant find a job in his field. So we are looking into RE as well.

Whole sales require a lot of experience in RE. A lot of knowing the market and the right people. I don`t think it`s a good idea to start of it. Very high risk as I see it.
Buy and hold / flip I think the safest way to start until you gain more knowledge.
