Just sell it with a quitclaim deed or do owner financing with your buyer.

Update: found some that was tax delinquent for almost 30 yrs (ridiculous). And I can't read a map to save my life. I had the map in my hand and thought it was some clear pasture. Stopped by my 80 something yr old great aunt's house and she corrected my coordinates cause I was off about a quarter mile :( .......my land is nothing but forest.

My partner & new (at the last minute) lawyer is in the courtroom right now.  I just want this to be over with.........

Court is tommorow. I will update y'all on how it went.

Oh, and the property we going to court about.....it is a strip club (located in an urban renewal zone...lol).

 You didn't repair anything that was broken. Now if the door was completely missing or a vandal kicked it off the hinges and you replaced it, that would have been a repair.
