Post: HELOC in NJ on Rental Properties

I have a rental properties with equity available in them. Anybody suggest a bank/credit union that can provide HELOC against one or more of these? Any recommendations would be appreciated.

Appreciate if anybody can guide me regarding how much rent I am allowed to increase when renewing a lease of a residential condo. Are there any laws I can be pointed to? Also are there any rent control acts of North Brunswick, any properties are exempted from this rent control act?

Thank you all for the valuable advice. I met the tenant, she seems genuine, sincere (based on her background check), and has been living as a section 8 tenant with the current landlord for last 4 years with no issues. Central NJ has seen explosion of market rent for the properties, that seems to be above what Section8 will cover.

Hello,

A tenant wishes to rent my property via Section 8. This is the first time I am planning to be a section 8 landlord.

I expect voucher approval to be around $2150, hence $300 short. How do you folks recommend I cover the additional $300 rent via paperwork? Should this be a separate lease from the one done for $2150 via Section 8? Does NJ law allow such as separate lease? If not what is the other legal way to get this additional lease incorporated?

Requesting guidance from experienced landlords in New Jersey. 

I have a trouble tenant renting a condo from me for past 4 years. Every time there is an appliance issue, he threatens me to deduct money from the rent if there is more than 2 days delay in repair. I am very responsive to their issues and have been sending contractors for repairs every time they have reported issues with appliances. However at times it has take about 7-8 days for repair. The tenant is using this as a leverage and is threatening me to deduct money from the rent. Also there is 1 month of rent he forced me to use from his security deposit, citing covid related hardships. 8 months have passed and he has still not replenished the security deposit.

What are the best legal ways I can evict this tenant? What valid reasons I can give him without breaking NJ law? Pls advise. Thanks

My tenant gave me a notice of vacating the property 10 months before the end of lease. In the contract it clearly says tenant is responsible for the rent for the duration of the lease. The reason he provided was that he was buying his own home and hence was moving out. In this case am I required to give him a heads up that he will forfeit the security deposit, or I can just keep the deposit and not refund him anything? What is the best way of handling such a situation? Thanks

My Tenant in NJ just informed me that he lost his job due to the Covid-19 pandemic. I foresee him now being able to pay the rent for another 4-6 months or so.I will be unable to afford this kind of loss as a result. While I understand and am sympathetic towards the tenant's situation, I would appreciate any advice that my gurus on this forum can offer. I understand Match 9th, a statewide health emergency has been declared and hence evictions cannot be enacted on for 2 months or so but can be initiated.

Recently my tenant in New Jersey broke the 2 year lease within 1.5 months of moving in. The reason he gave is that he found a better job out of state. He did not lose current job, however the new job he found pays him better. He only gave 34 day notice whereas it is stipulated in the lease is that the notice must be give 45 days in advance.

In this scenario, where there is no issue with the property, is the tenant allowed to keep his security deposit? Or Do I have a right to keep his security deposit?

Recently Zillow Rental Manager started offering a new service via Checkr (for background checks) and Experion (for credit check). Zillow used to offer Smartmove earlier. Is new Zillow offering better than Smartmove or equal or less? Also how do these 2 compare with MyRental service which seems to be very highly rated?
