Post: Repair Deductible Charged By Landlord

For my rental in New Jersey, I have set a deductible of $60 whenever I make a visit to do any kind of repairs for the tenant. For example any water leak, of the contractor charges me $250, out of that $60 tenant pays.

What do some of the landlords do in general? Do they charge any higher or lower?

I understand a very high deductible may result in Tenant not reporting small issues that may grow to become expensive repairs.

Any advise would be appreciate. Charge of $75 or 100 per service call is fair enough?

 Thanks for the advice. I am thinking of using Calendar, however calendar invite popos up as a reminder on people's mobile, who then tend to quickly turn it off or ignore. If there was a way for this calendar notification to appear as an email in their inbox, that would be awesome.

Hello friends,

I was able to use an Outlook email to send periodic reminder (laundry list of things) to my tenants. For example reminder to replace HVAC filter every 3 months, to ensure pets are vaccinated yearly, to ensure tenant sends me copies of renewed vehicle registrations and insurance etc. However in outlook 2021 Pro there is no way to go in options to deliver this email once every quarter. It only allows 1 delivery of email at a future date, but no recurrence option allowed (call it Outlook 2021 limitation.

Have any of you found an elegant way, preferably an unpaid one to send these reminders?

Is it mandatory for a landlord to provide door screens for sliding glass doors of a family room? Is there an NJ law of a DCA mandate that makes it compulsory? Or this is something landlord can deny to provide a tenant?

Hi All, I am a landlord in NJ and am seeking your guidance on what kind of renter insurance coverage I must make mandatory to the tenant.

1) So far I have been asking for following bare miniumum coverage. Is this coverage adequate? Am I missing anything I must add/modify?

                    Personal Property: $30,000

                    Personal Liability: $300,000

                    Replacement Cost: Included

                    Medical Payments: $1000

                    Loss of Use: $6,000

                    Property Damage to Others: $500

                    Mold Property Damage: $10000

                   Mold Liability: $50000

                  Tenant Pet Damage: $500

                  Additional Interest: Myself (the landlord)



2) With above coverage added to renter insurance, do I make it mandatory for the tenant to have a separate pet liability insurance?

3) Do I make it mandatory to have me added as Additionaly Insured?

Any guidance would be appreciated.


Devin and John, thank you very much for the valuable insights. The renter policy has liability coverage up to 300K. Does this normally cover dog bite to others or dog causing property damage? Or else should I mandate a separate pet liability insurance?

Hello friends, I am about to onboard a new tenant in NJ. She has a small 20lb dog (offcource sweet and well behaved). Any advice you can give me regarding what kind of liability insurance coverage I must ask her to get?

She says her renter insurance will provide liability coverage up to 300K. That include dog bite as well.

Do I ask her to get a separate pet liability insurance or current renter insurance with 300k liability coverage mentioned above would suffice?

Post: Dryer Vent & Fireplace Chimney Cleanup in NJ. Who should pay for it

Hello,

I am renting out a property in NJ and have a professional cleaning service do thorough cleaning of dryer vent as well as fireplace chimney before the tenant moves in. Now that HOA has a mandatory requirement of cleaning these vents once a year, is it ok if I make this tenant's responsibility and have him pay for the same and provide me a proof receipt the cleaning was done? Any advice would be appreciated. Thanks
