That's a great point!  A friend of mine pointed out to me the other day that many of the big "celebrity" investors have started to focus on real estate education. (Maybe this isn't new...) There is a huge audience for this right now.  Everyone wants to be an investor, and unfortunately many will fall prey to scams or make bad property buying decisions.

It seems like so many clients and friends I talk to want to get started in real estate investing.  With all the accessible information (including from platforms like BP) interest is higher than ever.

My question is simply this... where is the best opportunity?  Multi-family is red hot and cap rates are plummeting.  SFRs are pricey, given owner occupant demand.  Commercial can be sketchy as more businesses are able to operate remotely.  Eliminating the variable of local market conditions, what is the overall underappreciated opportunity in today's investing environment?

@Valerie Post That is very typical right now.  Some lenders are requiring 30% down.  The conventional lenders are a little bit hamstrung by Fannie Mae and Freddie Mac guidelines that have recently changed for investment property mortgages.  Due to the national housing shortage, the government is trying to slow down investment loans in hopes of allowing first time home buyers an easier shot at finding a home.  I have conventional and commercial loans in my portfolio and can refer you to good local lenders in the Minot area, if that is where you are.

One way that we have practiced refining our approach to bidding at auctions is by going to estate sales.  We are collectors of all things mid century modern, and bidding on household items is a lot less daunting than competing with the sharks for houses!  In a more low key environment, you can pick up on the habits of other bidders and learn from them.  You can also discover your own emotional and psychological strengths and weaknesses.  Bidding over dust pans and light bulbs is a great way to stress inoculate yourself before stepping into the fray for SFRS and multis!!  Most of all, it's fun!

Hi ya'll!

I've got a couple of bucks to spend on some marketing and I'm debating which funnel to pay more attention to.  As an agent I'm always looking to acquire new listings.  As an investor, I'm always searching for the next deal!  Has anyone run a campaign that caters to both or should they be separate pursuits?
