I'm considering purchasing a vehicle to do showings as an agent.  Can that purchase be deducted? Is it better to create a depreciation schedule for it?  CPA friends, help!

I met a private mortgage broker through the forums that told me North Dakota is very restrictive.  Is this the case??  How do I research private lenders that are approved to work in my state?

Hi Tate! Congratulations on starting your real estate investing journey!  I would also add the importance of speaking with both conventional and commercial lenders.  We work with both as they can present different options.  I've also met lenders on Bigger Pockets who have even more flexibility.  Network with everyone you can and start to zero in on an asset class that fits your personality and long term goals.  Good luck!

Hi Corbin!

You are right! SFRs can be a great way to invest in Minot.  We have many in our portfolio.  It sounds like you are already on the right track... learning and saving while you consider the right move.  Think about your end goal and work backwards.  Why are you interested in real estate investing?  What do you hope it will achieve for you?  Answering those questions will illuminate what steps you need to take.  But don't take too long!! Eventually you have to take action.  You learn the most by doing.  

When we bought our first investment property, we had no idea how we would fund/find the next one.  A year later we have 6 and now have the capacity to fund 2 deals at once.  It's a snowball effect.  Once you get going the momentum gets easier.

I've also worked with clients on the commercial side.  There are many ways to invest in real estate in your local market.  Reach out if I can be of assistance in any way.  And look our for our next investor meet up!  We'll try to set one up at some point in October.  It would be great to meet you in person and discuss how I can help you reach your goals!

We are currently pursuing deals #7 & #8 (All BRRRRs).  These aren't quite the grind that the first couple of deals were, but we're wondering: when do the systems take over and the business become a well oiled machine?  Eventually, we want our presence in the marketplace to be as such that people know to bring us opportunities.  We also want to hire employees.  It feels a million miles away.  It's not that we expect it to ever be easy, but it would be nice to feel the inertia of the business begin to lighten the load!
