I use Zillow's rental manager.  It's the most effective tool in my market for listing to quality tenants and the easy enough for setting up rent payments.  The downside is that it does not have a maintenance request feature.

The more active control you take over all aspects of your RE investments, the more value you will be able to extract from your properties, at least in the early days.  Once you have a firm grasp of each component of the business, you can train others to do those functions or you'll be in a better position to vet good teammates.  Taking shortcuts or leaving it to others to "figure it out" usually leads to undesirable results.

The yellow doors are all about branding.  In our community (approx. 50k residents) every house with a yellow door is assumed to be one of ours, whether it is or not.  Most people who take the time to paint the front door, tend to take above average care of the appearance of their home.  This creates an impression, that we are creating quality and value in our neighborhoods.  Sure, some people may not prefer the style choice, but overall, it's been a win for us and has helped us stand out from the crowd.

This house was a huge win for us.  

Purchase price: $80,500 (15% down)

Renovation cost: $6,000

ARV: $165,000

Monthly Net Cash Flow: $500
