I also recommend scouring Zillow and Airbnb for rentals in your neighborhood. Look at all the photos to see why more expensive places charge more. Do they have bunk beds? Do they allow dogs? Open concept layout? Etc. also the analyzer on the bigger pockets website is fantastic. Give that a try once you spend some time studying the rental prices near you.

Hey all - We just bought a mid century fixer-upper in wheat ridge - moving next month from Park City, UT. We are going to do a live-in flip or BRRR… we haven't decided yet. To make the house amazing we need to enlarge the windows and take out a few walls to make it open concept. Also turn the 3 small bedrooms into 2 large bedrooms. Anyone out there know what the permit process is like? Do I need an architect or will my own CAD drawings suffice? Also, I have had bad luck with contractors in the past and curious about taking the test to be a home-owner-contractor. Has anyone done that? If I end up going that route I'll be looking for a great window guy! Then plumber and electrician to follow. . Thanks in advance!

Hello SLC rehabbers. We just bought our first investment property in Denver. Moving there at the end of the year to do a live-in Brrrr. Learning as much as we can through YouTube but I’d love some real life experience. Drywall, removing popcorn ceilings, flooring, anything! I’ve got a lot of heart but not a lot of skill and would love to help and learn. Thanks.

@Kevin Romines thanks for taking time to answer my post. We were told that for me to get a SECOND loan (while already showing no income) would be impossible. A friend gave us the suggestion of refinancing. But thank you for your advice. It’s hard to know who really knows what they’re talking about. You are a lender (our friend is not) so I’m guessing your words carry more weight!
