Investment Info:

Small multi-family (2-4 units) buy & hold investment in Show Low.

Purchase price: $350,000
Cash invested: $5,250

These are two brand new duplexes. They are our first investments out of state. Each unit rents for $900/month. We just closed on them and we already had leases signed on 3 of the units. This will be the single largest addition in cash flow to our portfolio so far.

What made you interested in investing in this type of deal?

The numbers were more appealing than our local market

How did you find this deal and how did you negotiate it?

A local friend put us in contact with the builder about potentially investing in a different deal. We weren't too interested in that, but then he mentioned he had these two duplexes he was in the process of building. He originally wanted $400,000, which we passed on, but then he came back later with a $350,000 offer.

How did you finance this deal?

We financed it with a 15% down payment loan

What was the outcome?

We are just getting started. Time will tell.

Lessons learned? Challenges?

We did release $20k in earnest money to help finish the project, which required some trust on our part with a builder we have little relationship with. There were some delays in the construction process, which set the completion date back. All in all though, it went as smooth as expected for our first out of state deal.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We worked a lot with MACU as our lender. There were some hiccups as usual in the underwriting process, but we overcame them. It was an off market deal, so there weren't too many other professionals involved.

@Travis Bryant What is your current living conditions?  You could consider doing a house hack or a live in flip as well if you aren't set on staying wherever you are now.  I would also recommend tackling your bad debt as soon as possible, pump all the extra money from your wife's new job straight into that debt.  The tightest budget my husband and I ever lived on was as we were saving up for a down payment to start our investing future.  In the meantime, work on finding those good deals.  If you do find a good enough deal, I'm sure you will have no problem finding investors willing to jump in and help out.  Good luck!

@Matt Gallacher welcome to the forums!  The market has become more difficult over the last year to find good cash flowing properties, but they are still out there if you search for them.  Are you looking for single or multi family units?  This is the first year that I have looked to buy out of state and will be closing on a deal this week in Arizona.  I do love my units here and still keep my eye open for good deals.  The equity growth has been amazing on the properties I own locally over the last year, but it is anyone's guess how high it will go.  Good luck!

@Petra S Jordan Your real estate agent could set up for daily emails on properties like this. They are listed under commercial real estate. The property I was referring to is in American Fork. The MLS number is 1562214. You could search it by that and look at it. Let me know if I can be on any help.

I agree with @Kaydn Jensen.  You technically shouldn't do it, but it is done all the time and usually the cities don't enforce it (except Provo).  To be legal, you could find a house that meets that criteria that is located in a commercial zone and convert it to commercial use if it hasn't been done already. There are also properties built for mixed use.  There are some available in Pleasant Grove, but they are significantly more than you are looking at.  Essentially, they are a 4 plex with 1900 sq ft of commercial space as well.  The numbers probably work out about the same, but you would have a larger down payment and more units to rent out.  Hope that helps, good luck!

@Joe Lee You won't have to do any apprenticeship in Utah.  You just have to pass the exam and then you can join a brokerage.

I did Harman's course and really liked it because it was all online.  Can you be more specific about what you mean by a sponsor?
