@Matthew Fassett Congratulations!  I think you will find a lot of good resources wherever you decide to go.  I have really enjoyed my experience at REMAX, mostly because of my great broker and agents that have helped me learn and grow.  I was always interested in investment properties, so I searched out a brokerage that focused on that.  Best of luck!

@Rachel Garbett welcome to the forums! There are a lot of great investors here in Utah county. You could always attend a REIA meeting to meet a lot of people as well. Are you trying to persuade your husband that real estate investing is in his future?

One of my rentals had a shutoff valve that was leaking and I had to replace.  I initially called the city, and I learned that I had two shutoff valves, one was the cities and the other was mine.  Unfortunately, it was mine and it was really deep.  Most of the bids were high because no one wanted to dig it up.  My initial bids were about $800-1000.  Luckily, my husband was once a manual laborer and just decided to dig the hole himself.  He did it in a few hours and then a plumber was happy to come out and fix it that same day.  I still paid $300 to have them fix it.  If it is on the city's side, I believe they would fix it (I would leave out the part where you were the one that damaged it).  I would start by calling the city, explaining your problem, and see if they will send someone out to look at it.

Check with Kirk Cullimore.  I haven't had to personally use them, but my office uses them and I have heard good things.

I always use Spring Clean Carpets to clean the carpets as soon as they move out.  They always work really well with my schedule and are on time.  Then, I have used a variety of other cleaners in the past.  Right now, I am liking Cinderella man. I always have a non-refundable part of my deposits that covers both these expenses that my tenants know about when they sign their initial leases.

Great post!  Definitely have to focus on the numbers and not let emotions factor in.  It's hard not to buy just to buy when we are so goal driven.  Passing on a deal can feel like you are not making progress.  I like to tell people that houses are like buses and there is always another one coming.

Check out Brandon Turner's book, Rental Property Investing.  That book helped me get down all the basics.
