@Avery Carl good to know! I have a friend who's family owns a few rentals in Destin. I like the area for sure but wish it was a little more walkable for my STR stay for the new few months. I'll have to ask her about the numbers on her.

@John Underwood do you have STRs personally? What amount or percentage would be okay to ask for off without being offensive and a low ball offer? Haha don’t want to offend any of them

@Lisa Graesser ehh there's a ton of availability on STR sites.. I was just shocked owners and PM's aren't lowering price to not have vacant units

How's the STR market in the Santa Rosa beach and other areas of the panhandle of Florida? Looking at renting an Airbnb for a few weeks while I try out teleworking and all the rentals I'm seeing that fit my criteria (small pool access, near beach, 1 bed and 1 bath minimum, allows a dog, walkable to beach and a grocery store) in Santa Rosa beach / 30A are all $4-5k+ for 3-4 weeks. That seems crazy during chaos like right now seeing how the demand is low and availability is crazy high on the website.

Makes me wonder about investing in the area. What are investors seeing in that area right now compared to usual start of summer season?

@Taylor Eldredge I just rate locked for two cash out refi’s at 4% but I am buying them down a little. I’ll pull out equity and my mortgage payments will actually decrease. How many banks did you shop? I think I did about 10 before I found terms I liked. Maybe keep looking!

Myself, @Ashley K., and @Heather Nunn (and a few other non-BP females) are looking to get a group of experienced female investors local to Richmond together to meet up monthly. We are thinking in-person meet ups (either after work or early Saturday mornings for coffee) to get together for a sort of book club / bounce ideas off each other / motivation / networking with other local female investors. @Ryan Wydler Congrats on the purchase! I invest in Hanover and Henrico but have a few colleagues who own duplexes in the Fan. How did the rehab go? What projects did you have to get done?
