@Shawn Reidy welcome to RVA! There's definitely a surplus of realtors here in Richmond and the surrounding areas, so you won't have trouble finding one. Unfortunately it has taken me months to find a decent realtor that truly understands investing and the possibility of a lowball offer. The city is super saturated with investors and contractors flipping houses, so it takes a lot of capital. I look for deals where I live, which is in a county (Hanover) north of Richmond. Let me know if you ever need advice with a deal in Hanover!

Hi @Welton Needam! I am new to BP and am a rookie investor. I look for deals mainly in Hanover/Ashland area but I used to work for a broker in Richmond, so I know that market well. Churchill is such a hot market right now, I've had a lot of colleagues are working on complete rehab projects in Churchill but it definitely takes a lot of capital. If you ever need advice about a deal in Hanover or Ashland, definitely reach out. I'd love to help!

@Jon Deavers I never really thought about multifamily inventory being so bare around here. I have only ever looked into and research single family but that's so true!

I can totally relate to her because I've been on that side of it before. I definitely can say Rich Dad, Poor Dad was inspirational for me. It changed my whole look out on my finances and how I want to live my life. Maybe if books and podcasts aren't her thing, maybe show her the numbers. That's how my partner looks at things, while I'm more big picture. I also am very frugal so when my friends ask about how my partner and I live this way, I always suggest they read or listen to Dave Ramsey. I'm not religious, so I just ignore the religious aspect of his book and podcast. But I definitely think he has good ideas. Maybe that'll help get her in a mindset to hustle now so y'all can live a life you want later on. Good luck!!!

@Daniel Harnsberger Oh nice, I definitely will have to get with you soon then. I am out of town the next few weeks due to vacations and work trips, but I am always available via email! I am in Ashland but I am open to deals in nearby Hanover areas as well as long as it's not too far of a drive from my primary residence since that's the market I know best. How long have you been a property manager for?
