@Gregory Schwartz I see that you quotes with Smart Side and was also considering hardy but why not vinyl? 

I just had a one story ranch resided (removal of wood siding and replacement install of vinyl) because that's what almost everyone does in my market. The house i just got done was 25ft by 55ft I believe. My job included removal of old siding, house wrap, repairing soffits and fascia, wrapping them, install new siding, install of new gutters, and some other misc exterior items like rebuild part of the deck, rebuild 2 door frames, and rebuild and wrap all the window frames. For all materials, labor, and a dumpster rental, I paid $9.5-10k total.

@Benjamin Greene I'm confused. How are you profiting $1000 after expenses on yours if it's owner occupied? Is it a a SFH or duplex or multi? I'd be careful trying to call out a loan officer if either are you aren't actually owner occupying the homes (mortgage fraud).

@Tony Kim I schedule an open house. I usually post the rental listing on a Wednesday or Thursday and then the open house will be the following Sunday afternoon. I let anyone who contacts me know about my rental requirements and allow them to come to the open house. Works out really well for me to see 10-15 potential applicants in a 2 hour period. I refuse to schedule one on one appointmenta because I don’t want to waste time driving over to the properties.

@Nikki Cuozzo For a residential property- I recently bought a rental with an underground oil tank and an above ground tank. The seller paid for the inspection.. there was no leak or environmental damage. The seller and I agreed to split the costs of removing the underground storage tank.. $1,400 total. To remove the above ground tank, I paid another $300.

Not sure why everyone is acting so dramatic about it haha. I got quotes from 6+ regular insurance companies and no one had an issue with the UST or AGT. I chose to remove it just because the seller said he’d pay half.

I’m in Virginia so maybe other states are more strict about it.

@David Quan I used to manage foreclosures in Virginia for HUD, Freddie Mac, Fannie Mae, etc and have worked in default division for a lender. A bank or lender is rarely ever going to accept a price that below asking price right off the bat. You may need to be more realistic in your offer. Real estate is a relationship game, don't burn bridges with unrealistic asks.
