Exactly what kind of input are you looking for? Section 8 is good for low income properties because it keeps tenants honest most of the time. They are held accountable to certain standards in order to stay in the program. Most people in section 8 don't want to lose the privilege of being there, so they do as a good tenant should.

On the other hand, there are a few who don't care and are just bad tenants. Section 8 brings stability to a property. You know you're going to get paid and you know the checks will show up on time. There isn't a ton of info out there on section 8, but I'm sure the combined knowlege here can help get you on your way. :mrgreen:

What does everyone think about marshall reddick? Has anyone taken the seminars? They are so expensive, but I do know a guy who was really inspired by them and has been doing fantastic since attending.

Seems to me that you should have drawn all of that up before setting up the LLC. Typically, the person incurring the most risk should get the largest share. If you're doing all the work, though, you are just as important.

See what you can get. I'd think 50/50 would be fair since you're both bringing a lot to the table. I doubt you'll get it, though.

In the future, you MUST draw out your partnership agreement prior to getting into bed with someone. Remember, business partnerships are as difficult as marriages. Good luck to you on this. Fill us all in on how it turns.

Absolutely! If you're talking about rehabbing and then reselling the property, all you need is to keep the cost of improvements down. If you're talking about rehabbing and then renting out the property, again, make sure the improvements will be bring in higher rents - enough to justify the expense.

Find a reputable contractor who can help you out or go alone. Either way, the key is to keep your costs down.
