Nice ad, Tom! As others have said, you've got no credibility here on the site, and given that your review includes a plug for this guy, it is even harder to believe that you are just some random success story. We get shills all the time here, and it isn't hard to see who they are.

Perhaps if you had some information on your profile, a pic, and more then one post on the site people would take you seriously (although it looks like you've got one taker. :roll: ^^^ )

Maybe if you partook in the site people would take the post above with more than a grain of salt?

I've seen this member, Dwan Twayford, who is, according to her website, theieu.com, a coach and investor with over 1800 transactions under her belt. On her site she sells her own course material, and I've heard her name mentioned as yet another guru.

I guess I was wondering if anyone knew what the real story was? When you read her posts on the forums, they aren't very good at all and don't convey to me that she is an expert.

You seem like someone with a lot of experience.

Do you think there is a difference between the San Francisco and Bakersfield markets? What about Manhattan and Rochester or Aspen and Grand Junction? You must know that a state is just too big to make any kind of general statements about cash flow.

As a rental, you'll need to know the comparable rents, repairs needed, general expenses, maintenance costs, taxes, insurance, etc.

Do a search on the site for the 50% rule and you'll find a bunch of discussions that should prepare you better then I will from this brief post.

I was curious to find out if it is possible to do seller financing if you're paying your own mortgage. I know that you can seller finance if you own a property free and clear, but what if you've got a 1st mortgage on the property?

It looks like you're making one of the marketing sins, Trace. I'm guessing that you didn't read the site's rules and have now got the dreaded "REMOVED" mark on your posts. That can't be good for your marketing efforts. If you can't follow simple rules, why would people want to do business with you?

It would seem that b) would be the appropriate answer here.

The real worst marketing sins are those mentioned by Taz in his post above.

You've picked the right place to get started, John. It sounds like you've got the right strategy, but as they like to say around here, make sure you put it in writing. Once you get a plan together, you'll be able to see what details you are missing, and can work to fill them in. Good luck!
