Just joined Subto like 3 months ago. I absolutely love it honestly. I used to be a big biggerpockets person. I used to help in the newbie forums honestly years ago. Loved my time here and I love my time in SubTo even more. So many great things way beyond the mentorship they tell you. It packed full of people genuinely trying to help you get started, reach the next level, jv, lend, teach, develop systems etc. It's worth every penny

There are but I'm not sure you'd get away with just 1k a year. The good part of software is that it is efficient but not it is no human. When you are asking to talk to a CPA then they charge based on retainer or per hour depending on what you want them do to. Either way, I use a CPA for what I do but it will cost money to get it don right. The idea is that you may save money overall which what they can help you spot as a potential saving. Hey all, I was looking for a bit help when it comes to insurance. We are doing the BRRRR strategy after flipping mostly for the past two years and I was looking to the community for some knowledge about what to look out for for landlord insurance and if there are products out there that transition well between builder's risk to landlord. Been burned by bad coverage in the past so I don't want to repeat that in the future. Any help or recommendations on who to talk to (I'm in Chicago and the properties are in the south suburbs) would be very helpful. Thanks

Maybe ask you other investor friends and find out how their lenders work. Process, documentation, and terms. Then just do that for this deal. Probably a bit easier for you to learn that way about how to be a good lender. Good Luck!

That money isn't really costing you much and I agree with @Allen Fletcher that it is about you risk tolerance. I personally would take a shot but I have a strong risk appetite (probably should remedy that at some point) but I know that is not the case for everyone and being highly levered can be stressful and exhausting sometimes. Probably get a good job and begin saving and building credit. Playing the long game is best. There are other ways to start faster but are more risky in my opinion. I was not patient and it really came back to haunt me (even to this day) so don't do what I did. Play the slow and steady game - I know I wish I did

Also, probably not best to try and whole sale off the MLS. I think you may want to think a bit harder about what your value add is to the deal. Good Luck!
