Hello 

I am a new investor. Searching through MLS is good. The only issue is that any property I try to put contract I am facing tough competition. I usually have the loan and inspection contingencies in all my contracts I place. My question is If I go for multiple contracts e.g place one contract and while waiting for the answer go for the second one and maybe a third one. Is there a way that I can withdraw from the second or third if the first one is approved or withdraw from the first one if the second one is approved. How would it relate to EMD (earnest money deposit).

The issue I am facing is sometimes I have to wait too long to get an answer because the agent is in the process of collecting the contracts. This is waste of time for me. Is there any way I can accomplish placing multiple contracts and blackout if ONE of them is approved. Any tips would be nice.

Hello

Looking for a website that can list results on recent/past sold properties. Basically looking for properties sold information based on zip code, city or county. I know Zillow or other sites can give information on the properties sold. I am looking more based on a zip code. Any recommendation would be nice.

I was pursuing a house in the past. I was not able to put a contract on the property as I was told someone already has an active contract on it. Later I was told the property is available and the original party has withdrawn the contract based on the result from their inspection. The house is now available. I just want an expert opinion on the verbiage below. Have anyone seen an issue like this before or how much can it cost to fix or is it fixable at all. Please assist...Thanks

2, the front side exterior wall has a horizontal crack at the bottom. The horizontal crack also has a movement about 5/8 inch. It seem the soil lateral force pushing the foundation wall into the house. This needs to be checked by a professional engineer or a soil professional. Repair by a foundation contractor is needed.

11, horizontal crack and movement (inward) are observed on the basement block foundation wall. (In the basement utility room – unfinished area.) The steel beam in the middle of the house is out of plumb. The movement at the foundation wall is about 1 inch. It is a structural concern. A professional structure engineer should be called.
