Can someone please recommend a good title searching company online. Presently I do not have time to go to county office and go through the files. I would like to see if there are any Liens..etc associated with the title. Please recommend and good searching service (paid or free) which gives you a detail information about the property...Thanks..

Hello

When a property is about to be auctioned at the courthouse basically it means that the owner is in pre-foreclosure. I assume the owner can still bring all the requirements up to date before the last minute, and prevent the auction.

My question is if I approach a home owner with a property that is scheduled to be auctioned at the court house. Can I still assist him by buying the property, lets say the property owner has two to three weeks before his property will be auctioned, and lets say the home owner cannot correct the situation, and he is willing to sell it. Would the bank still work with me on such a short time line or I will just be wasting my time.

Has anyone experienced it. Pls suggest any tips.

Hello All

I have been watching a property for some time. The property is vacant, and I have seen people coming in from the side door and taking things out. The physical condition of the property is still good. It may now be missing some of the standard items. The property has been in this condition for almost 4 years now. As an investor I am interested in buying this property it if the numbers look good, and fixing and selling it.

After searching the property title online, tax records. I was able to get the names of the owners but no NEW address. I than decided to go to the court house and search for anything that can assist me. After going to the court house, and searching through the file. I found out that in the past there were letters sent from the court to the owners which were returned. I did not find any new address of the owners except the name of the original lending institution.

I then decided to call the the lending institution which directed me to another new bank because the mortgage was sold to another bank. I called the Bank which now is stating that they have no ownership right on this property, and it is being service by a servicing company.

I then called the servicing company. They were hesitant in the beginning but now after talking multiple times they mentioned that the property has not made it to the foreclosure YET. They are paying the taxes (I confirmed they are current) and maintaining the property. They can sell the property to me only with the approval of the original owners since the title has their names. I am not sure where the original owners are. It looks like they just left the property as is to WHERE?

Please let me know what are my options here to buy this property...

I would like to target few lead regarding Pre-Foreclosure. If I would like to go with conventional financing. How long does it takes (on average) for a loan from start to end. Also looks like the property has to be "move in ready"? What am I looking for a down payment.

Can someone please provide some tips...Thanks

I can search Title, taxes and other info online but not these notices. The problem is, I know what I am asking for (NOD where they are filed). Looks like I may have to physically go to the office. I am sure they must have something related, maybe not a list but some logical process of filing them..

I live in MD, and was interested in looking for Notices of Default (Pre-foreclosure) in PG county. I called the County clerk to find out more that is if they make them available online. The lady told me that they don't keep any list or information. They just have case numbers that are given to a trustee.

I am not sure if this is correct. How come the county office has no information on it. Could this be possible, further if there is no info present then how come paid online sites are able to publish this information. I am confused...pls assist....Thanks.
