Post: Appliances for a New Flip

Hello

I have a property in Baltimore that I have been working on for sometime. Its a row house and almost ready to be listed now. All the connections for the appliances are now done and ready. I am confused as whether install the appliances or not, and let them sit there. One option can be to give the buyer a credit towards the appliances. Other could be to let the buyer know that appliances will be installed shortly, or any other option. 

In expert opinion would installing the appliances assist in selling the property quickly..etc..Any tips would be nice...Thanks

When rehabbing a property we occasionally pay using company's check. In a recent instance we needed some work done and we chose a single entity who can perform this work. He required us to pay some deposit for work commitment. Once that was done the individual cashed the check right away. He did show up for work and then he left and no work was accomplished or completed.

We contacted the bank and told them about this situation. The bank was not willing to initiate any claims since the check was written by us, and was cashed. The said they could only initiate a claim if it was a check fraud. Basically at this time we are out of 2.5k's worth of work.

My question is other then a legal claim is there any other way I can get the money back, and moreover what would be the best and most secured way to pay anyone that can be reversed in future if something similar happen. Any tips would be nice...

Post: Tax Assessed Value of Property (REO)

I have purchased a property that is a REO. The property needs almost full renovation. The Tax value listed in 2014 was around 75k. Now its listed at 15K, maybe because the property may have gone through several banks and since the property needs lots of work and is not livable.

My question is. From the tax point of view the low assessed value is good since I will have to pay less tax for the amount of time I own it. But when the property is fixed. Basically when its totally renovated how this tax value will come in play. How will base my selling price. Can the lower tax value hurt me in selling the renovated property. Any tips would be nice..

As mentioned I will be selling this after the total rehab. I guess it will depend on the buyer on how he wants to use the backyard. Not sure how it will look from the selling point, but you are right gravel would be one of the quickest and cheapest way to go..Thanks for the input...

I have a Row House in Baltimore, MD that I am rehabbing. The rehab is going fine with the exception of the backyard. My plan is to sell the row house after everything is complete. So far the rehab has taken most of my Budget. The backyard has some broken cement surface (about half) and some dirt. The wall (center Blocks, pieces) are also broken. Further the backyard has one tree close to the house wall and two at the end of the backyard. The steps are also made of cement and are in blocks which I have set aside for now.

I am trying to come up with the best and “cheapest” possible solution that would make the backyard appealing to sell the property. Here are some of the options so far I have considered. The total area is around 475sq ft.

  • 1. Maybe cement the whole area that may include removing the tree next to the house. Hire someone to do the prerequisite (level the area, demolition), and put the cement on top of everything. Either buy the Cement bags? or look for a cement truck for one-time job. This choice is coming very expensive.
  • 2. Maybe put soil on everything so the broken cement surface and the dirt area is covered with the new soil. Remove the end broken center block wall, and stand a new deck, and get away from the cement poring issue.
  • 3. Maybe cover backyard with sand and use the pave-stone to make it look more artistic and appealing.

Please see the pictures. Please guide me with the best and the cheapest possible solution to solve this riddle. What would you do? This is my first time with an outside job. Please assist.

Just purchased a house which is burnt from inside. The area is good and the ARV is good. The property is burnt from the middle inside. Do I need any Baltimore inspections/codes done before I demo the damaged area. Please see the pictures and advise.

Post: Different Strategies: Sending Multiple Contracts: Lets Share

I am in the business of rehab and flip. My main source is MLS (MRIS). My wife is a real estate agent. Currently I am facing very high competition in MLS basically any property I go for is on the contract or have multiple offers or is a cash buy. Looks like I need to change my strategy a little.

I would like to streamline the process of putting multiple offers. Basically I would like to send many low offers, and see what comes back. I usually go for REO's. The only issue is that sending a single formal contract with financial, EMD..etc takes a very long time, and since one does not know the outcome it could be a waste of time.

My question is how can it be done? Can I send a single page (Purchase contract), and then send a formal documentation based on the response? What do you recommend. Of course there is a risk of getting accepted from multiple offers at the same time, but with some contingencies or countering it can be tackled. How can I streamline the process of sending multiple contracts? And as for for the search maybe I can go for the properties with higher DOM? or what can be a strong strategy for property search. Any tips would be really appreciated…

Post: Section 8 Insulation Question

Hello

I have a row house in Baltimore that I am rehabbing. My intention is to rent it for section 8. While putting the new ceilings (dry wall) I have noticed that there is no insulation present between the roof and where drywall goes (The space between roof and ceilings dry walls). Does anyone knows if any kind of insulation that is required for section 8 purposes. Basically meaning would the section 8 inspector will check for the insulation....Thanks
