hey guys and gals!

I Have a  project coming up and looking for a ln affordable  handyman to do some basic touch up work. My current guy has just moved, He was really awesome too :(

with all the financial market uncertainty at the moment is it a good time to get into a first owner occupied property?

I'm not looking to specifically find a super deal with a lot of money in it just an average place for a decent price to live in and stay for at least 2 to 4 years.

Im working with an established adult company and getting some rejections for mortgage loans due to the adult nature of the business. Its all legal amd financials are in order , Anyone here lend for adult companies or know somewhere that does lend for legitimate adult businesses looking to purchase a business property.

Any feedback is Much appreciated!

house is worth 150k so that could work.

Is that a decent option?

 Not sure what fortum to post this is so just dropping it here....just had the wonderful (sarcasm) discussion of how my elderly mom can  best pass her house to her children when she passes. :(

so im looking for info to avoid costly taxes or other pit falls.

this is going to be unpleasant enough so would be great to minimize any technical bs associated with it.

Im not currently on the deed but she wants to put me and my brother both on the deed and as ask ing me for advice which I dont have so here I am asking bp.

Any input appreciated.

Im personally Looking to target MF in my area but having a hard time.

SFH in my area is not great but MF is.

It seems other here are on this approach as well so would be helpful for many here if the more experienced can leave some approaches to target multifamily props.

What type of tools can be used to target MF props?

Please bump this if you too are interested in ways to do this!
