I have no even begun my own personal journey, but financial freedom is the goal. Congrats on getting this far.  My only advise to you (that so many others on this forum have gave to me) is, "Don't get analysis paralysis ! Your plan sounds so solid.  Excited for you and your journey, good luck :)

Even if you broke even the experience is awesome.  Can't wait to start my venture.  I also just moved from NJ to SC and from what I hear NJ is still holding very strong and selling quick so maybe you'll get multiple offers ! Good luck !

I'm not looking for step by step but wanting to make sure my processing is correct.

I'm a realtor and have found a property I believe has potential for a great flip.

With absolutely nothing to offer money wise I would hate to let this opportunity slip between the cracks.

Here was my thought process after listening to podcast after podcast and reading constantly about hard money lenders.

1) Gather all information (comps, ARV, estimate from reliable contractor, all related documents, etc.)

2) Follow through with hard money lender to pay cash for property and renovations with agreed terms

3)Purchase property

4)Renovate

5)Sell

6) Pay back hard money lender (amount borrowed plus interest)

7)Done Deal

Obviously this is very over simplified, but I wanted to make sure my idea of what a hard money lender could/would do wasn't too far off for someone in my situation.

Am I missing anything? I'm ready to take that leap and ! am open to suggestions.

I'm looking for listings.  Being an exclusive buyer's agent is great, but lets be honest, I'd love to get some listings under my belt.

I'm in an up and coming area, new builds are going up left and right, property being sold for new builds, all that jazz.

Either way, I've been driving around trying to stay on top of the builds, but the minute a board is laid they're listed with an inside realtor, which is obviously a great benefit to the realtor and the builder, but how can I get in front of builders before construction starts.  So many houses going up and they have realtors before they get started, how do I become one of those ?

I am in the process of getting my RL Licenses...only weeks away!

I look forward to the buyer and seller part of the business but my main intentions for my license are to benefit myself for investment property opportunities and help others find investment opportunities. 

SC has a great way of living with a great need for LTR and the potential for profitable STR as well.

Anyone looking to invest in the SC area? I'm ready to hit the road running!

Hi, I'm in SC and I the rental of a duplex here in the midlands would do great. I'm in the midlands area (more central SC), great living, but the housing shortages are insane, especially for rentals. I myself have been focused on STR here considering we are by a lake and it would be profitable, but with the housing shortage/rentals shortage here I've also considered LTR because they are much needed and in high demand.

Her name is Latray Johnson, a renter's agent, she's closer to the Orlando area but deals with FL renters' insurance.

She's amazing and so down to Earth. She's also a tax professional.  I can't give you a lot of insight on renters insurance, but I know she can :) Hope this helps.

We’ve been here for a year and a half. We are in downtown Lexington right next to 20. I have seen the heavy traffic closer to the Lake or off of Sunset but maybe where I am in particular is much faster to get to USC. So I can totally understand where your coming from. Since we’ve been here many locals have mentioned the growth just in the past year. I have many people from upstate interested in this location and I can see why. Locals have told me how bad the traffic is compared to what it once was, but coming from NJ I’ll take this traffic all day. I’m interested in the Riverbluff area particularly, locals are trying to find ways to get that way too and with the land over that way I just see a lot of movement and potential and thinking of the moves I can make. But I really do appreciate your feedback because yes maybe it’s 10-15 mins for me to Columbia, but someone only 4 miles from me could have a totally different experience. I’m going to stay in touch though because I’m sure you have a lot of great insight to Lexington and I’m just seeing it for what’s it’s been for the short time I’ve been here. Thank you again
