Hey guys,

I am an investor from abroad. Looking into buying properties to rent it. What kind of rates can be found in the market these days?

Average rates. Trying to understand when an offer is fair or not and trying to understand if numbers make sense for me to go ahead.

Hi, I am an investor from abroad.

If I open a new company or have a company in a US state and invest in a different state, is it a problem to do so? Do I need to open for each State I buy rental properties a company in the same place?

In case of using one company only that invests in different States, how would it work? Taxes, loans, etc etc. anything else I need to take into account?

@Nathan Langdon As you don’t want her to go, she does not want to leave. 10 years in a house, this is for her, her house.

If the prices all around are higher than what she pays, and you explain it and prove it to her, she has two choices: pay more because anyway she would pay a higher price than today for another place to stay , don’t pay more for your place but take all the hassle to move, change place for her and the daughter etc.etc.

I bet she will choose to stay where she is. I would increase it to 850. She earns 50$ , you make more money on the rental and keep a good tenant. It’s a win win situation.

Roof/AC/Furnace/Sump Pump - if the age is not good, get the price down, you will pay.
