I am not an expert but, sometimes, answers are in the questions.

In your questions, it’s completely clear that this is a very risky deal where, if you want to proceed, you are going to take a risk. You are gambling.

Of course, with every flip and every house, might be a risk. In your case there are too many “holes” and things that you can’t verify, when usually those things should be verified.

If it was me, I would drop the deal. There is always a new opportunity.

Of course it depends if this is your first deal and goes wrong it could “kill” your motivation, if you have enough apartments that one wrong deal is not an issue, this is another story. Each of us, his story :) good luck

Few facts:

One of my partner.

Buy properties for rental in US

Foreigner with LLC in Florida and ITIN.

He wants to buy in other states beside Florida.

What's the best to do? Open one LLC in each state?

Can he use the Florida LLC?

What about the funds to buy? If those are in the Florida LLC company in the bank. What's the best to do to use it if he needs to open new LLCs?

I heard very bad stories about Memphis and criminality that, beside the issues itself, affect the long term appreciation.

@Arianne L. Hey! Wonderful job.

Do you think, based on your experience and starting from zero, is it possible for investors that don’t live in US to do what you did? I read a lot of stories about investors being successful from abroad and having a team that manages the properties for them. I feel is much more complicated located to go into search/buy/renew/sell etc etc if you are not in top of it. My opinion. What’s yours?
