 Do you mean, look for an agency that is more of a mom-and-pop place, not a national chain?  I am in the same boat, soon to be looking for  a brokerage as a new licensee.  My understanding is that the larger national brokerages offer extensive training geared toward retail real estate.  Anyone have thoughts about training?

 Keri, my opinion is to find a "low key" or "mom-and-pop" agency especially if you don't have a lot of money to work with. FInd a broker whose been doing it for 25+ years, and the mentorship is unbeatable. I believe agencies like that are more personable with their employees, instead of being easily replaced in a national chain. A national chain (in my opinion) has a lot more upfront fees that most new agents can't afford. With a place like that, I would be targeting the younger population, they dream of moving out of their homes and that is the perfect rent price for it. Take time prettying up the listing and publish it on social media platforms

Jeff, I had an investor looking for condos in Detroit, as Dan Gilbert is in the process of building the tallest building in Detroit, along with the Gordie Howe bridge being built. Detroit is definitely on the rise, in the nicer areas it's more expensive (obviously) but that's the place to be. Message me if you'd like more input about Detroit, as I've had clients in that area. Zach, I'm not fully knowledgeable about mobile home investing, but I know Michigan is a potentially good area to do so, as the majority of people I see are looking for that cheaper alternative
