I’m a real estate agent looking to provide more value for my clients. I’ve never been a person whose been hands-on, I’ve always been business and paperwork minded, but I’m looking to do the nitty gritty of flipping houses, but don’t have the capital to do so. I want to learn everything about a house, I don’t want to be the typical narrow minded real estate agent.

I know you are active on social, and you already have your sphere- what other forms of lead gen are you doing?

I call FSBO's, My broker provides access to leads from a company. The leads are always presented when i'm sleeping then they expire in 5 minutes, so I never get them.. Convenient right? Open houses if i can ever get them. I want to specialize in open houses because I believe my ideas are ahead of many agents, especially in my area.

It can take 8-9 months to land your first deal, are you full time? Are you time blocking throughout the day 

 Steve, I am part time technically as I go to school full time and work another job part time. Time management is still a hardship

Hello BP,

I’m a real estate agent and I have been one for about 3-4 ish months. I haven’t had my first deal yet. I’m struggling to work with my SOI since they are the same age as me (20) they aren’t looking for homes now. I’m struggling to get that first deal under my belt. I feel like I’m putting a lot of time and effort into everything I’m doing, but it still doesn’t feel like it’s enough because it’s not producing results. If anyone has any advice I would highly appreciate it.

I appreciate everyone’s feedback greatly. So much good advice! I need to get this all down in a notebook. I know I need to branch out more, I can’t make an excuse for my busy schedule, but I do.. I just need to learn how to time manage more. Focus on things that really make sense for growth of my business. At the moment I have that feeling off “ I got to do this, and that, oh and that. He’s successful I’ll do that too” I’m just getting my toes wet in all these different techniques when I’ve heard multiple times that you should focus on 2-3 and just be the best at it. Trying to figure out how to occupy my time is the hardest thing for me.

Greg Parker I would love to work for a property management company if it means learning more about real estate. A lot of the places are out of my area

@Ted Kuhlmann I appreciate your response! I am certainly coming across those same issues. Even a friend of mine, his mother looked at me as a kid and decided not to list or buy with me, because i'm "uneducated". I understand that I don't have the sales volume as every other realtor, but I have such an open plate for clients that I would drop everything for them to ensure I will get a smooth transaction and referrals out of it. I feel like i'm alienating my SOI! I feel like they'll drop me as friends based on the rate I advertise. AKA, i'm probably annoying. I just really need to get my first deal being as my brokerages fees will start after my first deal OR 3 months in and I need capital to pay that. It is not coming easy but I am not going anywhere. With great success, comes great hardship.

@Deren Huang I have reached out to numerous investors and they look at me as a kid who they couldn't benefit from. I have helped an investor but he was trying to get me to figure out all his financial situation and I don't feel like I have the knowledge to provide all those numbers. I would definitely like to work with investors, like you said, one person can set you for life when you're listing and finding their homes. As far as open houses go, my work schedule gets in the way, but I'm in the process of reaching out to other agents to ask if they'd let me do their open house for them. 

I appreciate everyone's feedback this far. I'm hoping to touch base with a few of you and pick your brains abut hardships in the real estate industry.

Steve Bracero I’m prospecting using social media platforms. Instagram and Facebook along with a business page. I pay for ads every once in awhile. I post 2 personal things and 1 business thing each day. I post one time a day on Instagram. I mail cards, I text, I email my sphere of influence. I send them business cards to hand out for me. I call FSBOS, I follow up until they say stop. I’m involved in over 25+ Facebook groups in my area that I share my post too to get more impressions. I carry business cards with me to work in case people ask what I do or I hear a situation now need of a realtor (I can’t push myself too hard at a job because it may be conflict of interest of some sort.)
