I have some capital but no current income due to recent move. I'm aware of hard money loans and crowd funding but is there any other ways to get more more capital for my investment? I want to compare all the options I have and pick which suits my situation best.

Yes, I am learning that different towns do not require special zoning. I just moved to Pulaski, TN and this town supposedly doesn't require the special zoning. I am still researching what else is needed and trying to pinpoint a good location. I was also looking into some mobile home parks that already exist and I spoke with a loan officer who said the bank would want the titles for each mobile home. Is this really needed? I thought if its real property or if it belongs to the tenants that wouldn't be needed.

I'm exploring many different ideas relating to mobile home parks. My question is, if I buy raw land and request to rezone the land for a mobile home park use, will this be worth doing or are my chances very slim with this? I'm not exactly sure how much is required when requesting to rezone but I heard I need an engineer to draft a plan and have to attend zoning meetings. This is a whole new realm to me.

My broker and I were just discussing this same issue not too long ago.  You could possibly run into issues in the future if you were to sell.  When the inspection is done, if they know work was done on the house they might require you to take down walls/ flooring so they can inspect wiring and plumbing. Or, they might require it. I guess it just depends on who is doing the inspection.

The two family is over 100 years old. It's farmhouse style. I feel it was a good investment in the land alone. It has 1.5 acre. There were people living in it so it was livable. Just not to me. We completely renovated the bathroom. I found really good deals. The bathroom is beautiful now. We are currently renovating the kitchen. There was an ugly chimney in the middle that was illegal and we knocked it down. We added a nice granite breakfast bar with a flat top stove. The floor was sagging so we had to add columns in the basement. Three windows were leaking so we replaced them. The roof was leaking so I had the roof partially fixed with architectural shingles. I plan on finishing when I get more money. That was the major stuff. I will be putting in a new wood floor and adding cement in the dirt basement. It's a lot but we cut cost down doing a lot ourselves. 

I am open to different options as far as investing. I just need a set plan with the right documents in place.

Hello and welcome! I also attended the Flipping Formula this past Saturday and it prompted me to do more research. I found bigger pockets the same way. I contacted Mike Lacava so I will see how it goes. I've only heard positive things about him. My goal is to flip one house in one year. I have a two family that I have been fixing with my own funds. It's taking a very long time so I need to learn the other ways of using different sources of funding.  I am also thankful for google. I google everything!
