Fall River Duplex - Rehab/Hack
Hi guys, first post but I've been lurking and listening for about a month now.
I bought a duplex from my grandmother in Fall River back in 2017 and am living in the upper unit with her in the lower. I'm not making any money at present as I'm only getting $500/mo from her unit from other family members but all in all it's a buy and hold future rental. I paid $180k for it and it's probably worth about $200k now. I'm down to $160k on the mortgage and am on an 11 year accelerated payment plan.
My question is, I fully gutted the 2nd floor before I moved in, down to the studs and went fully new. Wiring, plumbing, everything. I did not pull a single permit for anything, not so much because I didn't want to but because I didn't realize I was supposed to. My best friend is a master electrician and I have few GC's/trades folks in my circle, no one even mentioned it. The work is complete.
A) Is there any liability or legal considerations I need to think about retroactively?
B) When I go to rent this space is there anything I need to be concerned with?
Also, if anyone cares to offer, what would you guys do with this property long term.
