Funding my real estate deal

I have some capital but no current income due to recent move. I'm aware of hard money loans and crowd funding but is there any other ways to get more more capital for my investment? I want to compare all the options I have and pick which suits my situation best.

Find a good mortgage broker. There are several on BP.  There are a lot of mortgage programs that don't require personal income and many that don't verify any income other than the rental amount from the subject property.
