With the loss of tax revenues from STRs, the cities close to me clamped down hard. I think it'll eventually find equilibrium once they figure out ways to accurately collect all those hotel taxes again.

@Dan Dankberg, in SY area, where I'm at, unless it's zoned commercial or large ag (with some exceptions here and there), it's being done under the table.

@Storm S. - Yes, I believe there are some privileges to view listings but south coast and north coast are split up on 2 different systems. When I was in the SYVAR, which is part of North Coast, I could only get some listings in the South IF it was listed that way. But it was very incomplete and many properties never made it over to our system. Regardless, North and South are very different and it's best to find a realtor that works in the specific area since they'll be the most familiar with each neighborhood.

@Sakib J. - when I was living in LA, I was in the Hollywood & Burbank area. My rental is in the equestrian center in Burbank. Now that I live in Santa Barbara County, I'm only looking for new deals in this county. They're hard to come by at the moment with the prices, but I'm keeping my eyes open and I'm in no rush since I have other income sources.

@Shane Dunne - I don't believe (from what I know about SB/Goleta) that there are many duplex/triplex properties. For sure in Lompoc & SM. I'd think with current prices, the best chance you'd have in Goleta is finding something you could build an ADU on and rent out all. Or live in the ADU and rent the house. Tough to cash flow in the more expensive cities in CA at this point. But, you never know what might happen in 6 months if the eviction moratorium is lifted and people are still out of work and the economy is in the toilet. I managed to pick up a house in 2012 in a desirable part of LA at 50% of current value and it cash flows. So never say never or it's impossible. It's just the timing.

@Shane Dunne - Can you be specific in which part? SBC is a large county and under multiple MLS services. So an agent in one part of the county won't have full access to another part. You'll want to find one in the specic area you're looking for. Many south coast agents will not cross the pass if you're looking for something in Santa Maria or Lompoc. The areas all very specific and different and need an agent very familiar with the area.

@Aleejandro Dela Vega - About 25 minutes away in Santa Ynez. While I focus on my area mostly, Lompoc and SM are on my radar too.

@Aleejandro Dela Vega - I don't know anything about commercial there so I won't comment. There are a lot of little strip malls.

There are opportunities in SFR flips and rentals, but you have to be careful where you're buying. In many places, (especially now) the value is too inflated and the rents are fairly low. It's a workforce town and one of the most affordable areas in SBC. But there's also a lot of gang activity so cheaper properties will be in those areas. Check Orcutt area too.
