Thoughts on 2 properties (East Meyer/ Lykins)

Hey all, I'm an out of state buyer looking at the two properties below. Looking for local thoughts on the properties... the first link is in East Meyer neighborhood and appears east of Tower Homes and the 2nd link is next to the proposed Hardesty revitalization project. The Hardesty SFR would be a bit speculative if the revitalization takes and there is appreciation there. Thoughts on the properties and areas?

Really any areas north of the river. Claycomo, Gladstone, North KC, Kansas City, MO all have areas great for rentals.
