How do I go about pricing my wholesale deals ? Where do sellers get their #'s because the property isn't worth what they want ? Any advice on talking them down ?

I'm new to wholesaling so this was very helpful I'm in indy and just got my first contract signed I will only make 1-2k but I'm more thirsty for knowledge then the money.

This deal came from direct mail probate sent out about 100 yellow letters got around 6-7 calls and one signed the contract
