I am evicting the handyman from the last owner, my first-ever eviction in the park I owned for more than 5 years. Made all 4 above-mentioned mistakes. Pay them outside the rent, clear responsibilities list, and proper documentation, send them the accounting ledger monthly, and always ask someone else to verify the work.

I do 1-year lease to start and then month to month after that for POHs.

I have just one small park (25 pads plus 2 homes). All the rent management is done remotely, tenants either go to the local bank, Zelle, or mail the check. For maintenance, I rely on a local handyman and for POH showings I take help from one of my tenants. The only thing I do myself is meet a handyman for major repair and court filing ( 2 in six years). I think self-management is very doable as long you have systems in place.

@Thomas Gardner, one warning about Paypal, we had a tenant who paid the rent with PayPal using a credit card, tenant disputed it after 3 months and PayPal/credit card reversed the payment.

In my opinion, you can't establish the basis more than what you paid for the property. Your basis is always going to be the same as what you paid, you can then segregate the total purchase price between the land/infrastructure/trailers etc.

Do you need to attach a tiny house to the foundation? What is the cost? I have a park with some extra land, I can explore this idea too.

I have typically used 60 days. I think that is good enough to get Phase 1 study, verify financials, infrastructure inspections etc. 


-- I have done $10k to $50k EMD

I attended the boot camp a few years back. Quality Education, no upselling and you get support after the class also. I have bought one park this year and looking for more.  Very valuable info.
