I have a tenant in my park in WV who are looking to buy a house and is going to move out. She has a 2013 Clayton single wide ( 14 * 70 ) trailer she wants to sell. She paid $35000 for the trailer 5 years back. Any idea what will be her trade in /wholesale price? Thanks!

Here is how I evaluate the MHPs. 

Total Gross Rent= Avg Lot rent * No. of lots
Net Rent = (.6 to .7) * Total Gross Rent  ( depends on vaious factors like utilities, management etc) 
Use a CAP rate of 6 to 15 (depending on various factors)
Add the value of trailers owned by the park

Example: 

33 pads park, Avg lot rent = $300 per lot , total 30 occupied lots , 10 park owned homes

Gross rent = 300*30*12= $108,000.00

Net Rent = .65*Gross Rent= $70200

Value at 10 cap = $702000

3 trailers= $30k ( assuming 10k shell value for each trailer)

Total Value = $732,000

I have recently purchased a park which has 15 tenant owned homes and 10 park owned homes. Current rent for pad sites is $250 to $265.  Current rent for trailers is $700 per month.  We are going to increase that to $280 to $300 for pad sites. Can I get some advice/recommendation on this rent to own process?

@Joseph England Excellent post. I had mixed experience in Baltimore. The lesson I have learned is to go for high ARV , smaller size houses. I have two rentals in Baltimore city and I am thinking about selling one. I will inbox you the details.

@Troy Bevans The picture shows this device will push the hot water through cold lines. Is the pressure enough at faucet sink to push the water through to the water heater?
