Hey Vin,

I was after the same, but I was making offers in Frederick. After multiple failed attempts I also started looking at Baltimore. I think your best bet is reaching out to a property manager. Im going out today with Rob Griffin from KMA Property Management. He has turnkeys in the city and may have some in the County too. Try him out.

Have you considered C properties in the city? The numbers are looking good to me.

Hey Everyone,  

I was wondering if there are any legal considerations or permits needed to convert a single family house into a duplex by converting the basement into a separate unit?  I'm sure this a common thing for both homeowners who house-hack and investors who are trying to increase cash flow on an investment.

Wondering if this is legal.  I've had tenants in the past that would call with problems constantly,  often for minor issues that could have been easily resolved by the tenant.  Would it not make sense to allow the first two service calls to be free with a $50 deductible for subsequent calls/year?

So after listening to several podcasts I decided to order Rich Dad Poor Dad from Amazon and this happened...

seemed really cheap for a hard cover, should of done more research!  I'll take this as an omen. ðŸ˜‚😂

Anyway, looking to buy and hold rental properties as a means to diversify my investment portfolio. Formed my LLC today.
