@Brenden Mitchum the platform is great and the transition was smooth, but a lot of times the features just don’t work. For instance, I was trying to set up a new tenant yesterday and the page kept giving me an error message. Thanks for the recommendation, I’ll give innago a look.

Since being transferred over from cozy, I have experienced a lot of glitches. Anyone else having issues? I think it may be time to find a new platform.

I believe your 5 unit still qualifies if it’s residential and not a mixed use. I recommend you just change the classification from commercial to a residential category. I have a 6 unit that qualifies. I just had to remove a warehouse from my account. I believe that’s what they consider commercial… warehouses, retail and office. I don’t think they are applying the lender designation for commercial residential. They list mostly for large multi family.

@John Underwood well cozy also allowed you list available units and conducted background and credit checks. Hoping to replace it with something similar. It was a very convenient way to manage my units.

And here we have arrived at the true issue, right here. You think the NAR would let something like this go unopposed, if the Feds were to try to legislate some crazy rule that would take money out of realtors/brokers pockets? Or farmers? Or teamsters? teachers? I suspect there is one and they are getting busy, or maybe one is being formed.

Exactly, I’m shocked we don’t have an organization to turn to. Such organizations would have a presence in DC challenging any legislation before and after implementation, communicating the facts to members, organizing calls and messages to lawmakers and even suing the federal government when they take unlawful actions such as this. They should be helping people pay the rent, not giving them the green light to not pay rent. What about real estate taxes and utilities? What happens when those bills are not payed?

I’m curious, are there any national Landlord PACs in DC? Seems like landlords have zero representation in DC.

I’m struggling with the same question. I’m leaning towards a variation of month to month after first year and lease renewal. 

Here’s one benefit to month to month renewal... if you find a tenant is treating your property poorly or not paying rent, you can give them a notice to move in 60 days. If they don’t leave, it’s usually a slam dunk eviction. Another is if you plan to sell most buyers prefer taking over new tenants who are month to month.

@Brian Ploszay I thought the same but this article indicates that’s not the case. Many of these mortgages have been delinquent for over 5 years and many of the mortgages that were modified have defaulted again. Even if the properties have regained value, if the owners are 5+ years behind on payments it may still be a lost cause. I’m surprised these notes have not been sold off.
