New to BiggerPockets trying to invest in Baltimore County
Hi All, I wanted to introduce myself here and say thanks to all great contributors here to help people like me with providing wealth of information and get us started. I am new to real estate investing and trying to find good turn-key townhouse investments in Baltimore county. My goal is to buy 2 townhouses this year with decent cash-flow. I will be targeting around 11-12% cash on cash return. I am mostly looking toward class B rentals.
I am trying to find this with around 150K price range, which areas in Baltimore county would be good to start with?

Dundalk near Graceland Parks a great area. I wouldn't call it B but a solid C neighborhood. With good screening you can get quality tenants that arent section 8. it should cash flow well with the right deal. Can probably go turn key for the low 100s. Might have some minor tweaks for a renatl but less than 2k which is pretty much turnkey. All properties will need a license and most there will need lead testing so your looking at minimum 400 for most of those. Ones that are newer are well over 150k. In other areas you can cash flow well in Dundalk, Essex, and Middle River just be careful of the neighborhood not being a D grade. The city can have great deals but watch the taxes and the neighborhood.
