I would also say selling would be the best option at the current time. Properties are going very quick right now and since its been taken care of properly it could fetch a good ROI and set you up for the next investment!

I’d have to agree with Jordan, the Cincinnati market has been booming the past few years, great prices for investors, and tons of great locations all over the city! Lots of great multi units also!

Marco i would agree with all of those areas as far as move in ready/almost move in ready houses. They are all on the upswing and have been for a while. I’d add anything walnut hills or mount adams for property value as long as it’s not in a dicier area as well

Trust your gut. You made the decision to reach out and interview property managers, so it sounds like it's time to make the switch. 

If you do it right this will free you up to purchase more units

I would have to agree with Jon, less property work for you means more time for transactions etc. I would just make sure the property manger is someone you can trust.

For newer investors what would be the recommended way to go about financing? I know every investor likes doing their own thing, but for first timers whats the best recommended type of loan?

Omitting an option for them is not in their best interest and I honestly don't think it would be in your best interest either.

I agree Carl! I’ve also had trouble with finding rentals in the past around Cincy and the referrals aren’t the best either. You should always be up front with whoever you are working with. I would let them know the situation and still be persistent with the MLS and hopefully a good rental comes up! Or maybe you can use the lack of rentals to get a good home sale!

I would say starting off investing in Cincinnati I would recommend multi-units or duplex and up. There are plenty of great neighborhoods throughout Cincy, I’m sure you know being a resident. It really depends on your budget and and what your goals are for your future investments.
