Zillow works just how Eddie mentioned. When you use the Zestimate as a guide instead of following it as law. Another thing that zillow is good for is also like Eddie mentioned the comps. You can research sold homes within distance. More or less the numbers you see on Zillow i'm realizing are just kinda guesswork and high hopes. It is convenient though when looking for specifically fsbo's on Zillow that you can look up the sellers phone number. My use for zillow is just that in a sense, a research tool but I try to use it as a starting point.

Thank you for listing your attorney in Charlotte! I reached out to him Steven Pizarro Jr and let him know you referred me and will be using his service to close my deals in the future! Many thanks as I am now one step closer to putting a property under contract!

I'm certainly no expert but i'm new and a little turned off by how quick some of our older members were to deter you from BP as a legitimate source for learning, no matter your current or prev. background in Real Estate. With that being said, you may have been better off searching a little more before making the post because Ironically this is exactly what I'm looking at and I have found the best result is searching with terms like "property contract" "assignment of contract" etc on here and on youtube for any DIY's in contract work that I can apply to where I am and my likings. What someone mentioned above about a lawyer helping with the verbiage sounds like it might help a lot too! Lmk with what you come up with like I said I'm right there... unlicensed and totally new however, but there. Peace,

This all depends on the asking price as well.

The ARV doesn't necessarily mean that's what they are asking, considering it's the after repairs are done value when you are selling the home at the comparable sales prices other homes nearby are going.

So, it does really depend on the numbers. I'm very new but i'm realizing this fast enough. lol

From what I hear, it's all about finding a way to make the sellers contact you. Whatever vehicle you choose to do so, target and acquire! Maybe that helps B-)
