The last two properties I bought the conventional way, I was able to rent them for 1% of the purchase price and giving me $500 and $560 cashflow.

I need help understanding a wholesale deal with a lien. Comps say the house is worth $280k. They mortgage balance is $116k and the lien is $70k. The seller is willing to take $200k, Great.

At this point how does the process of paying the lien work? When the end buyer pays at closing, does the title

Company distribute the fund to the lien holder, the mortgage holder and the seller? Or is there an extra step I need to do to pay for the lien?

Also, do I have to say something about the lien in any of the sale and purchase or assignment contract?

Getting into Wholesaling in Houston Texas, and the surrounding areas such as Sugarland, Katy, Brookshire, Richmond, Rosenberg, Victoria, etc. I was wondering if anything can help me getting the sale a purchase contract, plus an assignment contract used in Texas. Also, if anyone knows a wholesaler friendly title company that can refer me to would be great.

Would like to start investing in Victoria Texas, I want some feedback regarding areas, if it is a good idea or not, and why. perhaps some idea of the rental market, average price, any real estate agent reference, title companies, contractor, and anything can share.
