Question. I have agreed with the owner of the property which he owns 100% free and clear to do owner finance. Now that we have agreed to the terms and conditions. Who can prepare these documents? who can execute the process when it is an owner finance transaction?  how do I go from here? Thank you

One of the very big trees in one of my rental properties in katy texas fell in the front yard. It didn't hit anything or anyone. it just fell after the storm last night in the front driveway. Who do i need to call to take care of this? Do I call someone in the city or this is something I need to fix myself by calling a contractor who works with cutting trees down?

I have a few single family homes and would like to start building new ones from scratch. I have a partner that has the money to finance it with a really good credit for a loan. What are some of the key points I need to keep in mind when looking for a lender and a builder? how does the process work?

I found a big lot in Splendora Texas. but the owner tells me I can't develop it because it is in the floodplain. How can I find out what I need to know/do to submit and get permits to build on that lot? What are some of the requirements to develop a lot in the floodplain?

Thank you

Nathan. Great point. so even if I don't get a check. If the title company directly uses my commission to reduce the cash to close. I would still get taxed because of that commission even though I don't touch it, it was income, correct?

I am my own agent in my next purchase. I have the cash to fund the "cash to close" Is there an advantage to letting the lender use my commission as part of "cash to close", or will it be the same as if I use my own cash and then replace it with my commission? Any tax benefits at all?

I bought a primary home/owner-occupied property. But two months later I am moving away and don't know what to do with the house. am I ok to rent it even if it is less than a year? Do I have to submit some kind of paperwork to the lender? How can I keep the property and still be able to move and not commit any fraud? any guidance is appreciated.

So the agents wouldn't get paid from the seller's side like a regular transaction?

I have a house under contract, the bank was giving me trouble so the seller and I agreed to seller finance. We have agreed to a price, interest rate, downpayment, and balloon payment terms, and would be to 30 years. This house is fully paid off by the seller

Now that all the terms are agreed to, what are the next steps? who can prepare the paperwork for us? do I go to a title company? the seller and I have our own agents because we originally tried the conventional way, and we still want our agents to get paid.

any guidance on the next steps and how the process works is greatly appreciated.
