I thought about it, but I was using other people money for this deal, and now I would have to cover the agents fee out of pocket. Which I still might do, because there is enough meat on the bone here. Just wanted that one to be a last option

I have been working with an investor friendly agent. She found me an off-market property, everything checked the boxes and when I told my agent to get all paperwork to get the offer. The sellers doesn’t want to move forward because she doesn’t want to pay the agent commission, instead want to sell her on her own.

I offered to split the commission in half with me, and I would pay for her moving expenses.

If my above offer doesn’t work, is there any other strategies you guys have used to convince a seller to move forward?

I was getting so very high electric bills, the Technician didn’t find anything wrong with the AC, the electrician didn’t find anything wrong either. They both suggested that the air could be escaping through different cracks by the doors or windows. Who would you call to come check and seal the cracks between the door frame and the wall? Or any other suggestions? I’m located in Houston Texas. Thanks a lot

In need to lease a warehouse to open a brewery in Houston Texas or outskirts. Is there anything specific that I should be paying attention to when walking the different warehouses?

Do they come with the needed inspections like frame, roof, electrical, plumbing, etc or this is something that the tenant needs to get done?

I went through the same debate last year when I bought my first rental. The rental market is Texas is really good. I live in Sugarland and houses here get rented really quick. Ideally you want to get a two year contract.
