I'm an NJ native looking to be a Florida local. Also working towards becoming a flipper. Do you also do the work yourself or hire a general contractor? Trying to see if that 40k rehab cost includes labor or not.

I'm relatively new to Real estate investments and am looking for any tips or strategies for success. I've been dealing in the NJ area but am interested in other markets where I am able to get more bang for my buck. Heard about places like Toledo, OH where the returns are very attractive. Any people out there currently investing in the area? Any tips are greatly appreciated. Also any other locations worth looking into?
