Getting ready to close on new home June 17th. Home Inspection will be conducted this week. Builders policy is that only the home inspector and builder can be present for home inspection and the report will be provided to both the buyer and builder. Has anyone been in this situation before? I'm curious to know why me as the buyer can't be present also during home inspection. Our final walk through is scheduled the same day as our closing. Another policy I dislike about the builder. Seems like the final walk through should be done couple days before closing in irder to give time to fix things.

We have our closing scheduled for next month. We plan to have a home inspection even though it's a new construction single family home. Can we also request the inspection reports from the builder during the different phases in which the city inspected the home -- i.e. dry wall etc.

Has anyone not done a home inspection on a new construction before?

The average 30 year mortgage rates as of this week are 4.2% - 4.3%. A rate of over 5% is high! Keep shopping around.

Yeah there was a standard selection however the builder installed the wrong listello in master bathroom and didn't install correct granite in one of the other bathrooms. We have a signed copy of all the upgrades and selections we picked. The builder will have no choice but to replace the wrong selections but since they didn't allow us to see the homes they have to go back and make the corrections. We aren't signing anything until all selections are correct. The home is beautiful though.

As I've mentioned previously the wife and I are under contract for a pre-construction home. The home is about 75% complete. The builders have asked the buyers not to visit the site (26 homes) that being built in the enclave due to safety and hazard concerns. They have indicated if we would like to see our homes we have to schedule an appointment with a representative from their company.

We were informed when we signed our contract that we would have 2 walk throughs 1) dry wall phase and 2) 90% completion phase. We have been visiting the site in the evenings and realized that the upgrades we paid for is wrong. (Probably shouldn't be visiting but excited and interested on how the progress is coming along)

--The downstairs bathroom was suppose to have granite however instead they installed culture marble.

--The wrong listello tile have been installed in our master bathroom and the listello is only in the shower and not as a back splash over the tub.

--On the garage our house number is not centered

We are scheduled to visit the home next Saturday with a representative from the builder. We have a slight cause of concern since we should have had our dry wall walk through - the home is already painted! We will not sign until these things are fixed - I'm sure there will be more things we will find that needs fixing. I just find it weird that the builders did not schedule a walk through with us and now will have to go back fix the mistakes. This is added cost to the builder.

Love to hear thoughts if anyone has experienced this during pre-construction.

Matt Devincenzo locked in rate because we are less than 45 days of closing and fear of rate increasing. This was one of preferred lenders in order to get the 10k incentives they were offering.

Preparing to close on new construction home next month. Locked in interest rate today at 4.5%. National average for 30 yr is 4.2%/4.3% today. Our credit scores are in the 780 range. I asked lender why our rate wasn't on the national average range. Lender indicated traditionally Florida rates are higher since loans historically haven't done well. Is 4.5% good - I replied back to the lender of my disappointment. When we initially spoke their Good Faith Estimate interest rate were in line with national averages earlier this year.
